Canadian mortgages for non-Canadian residents usually require a minimum deposit of 30-35%. For this reason, investors often use a mix of finance solutions by taking a secured loan or equity release mortgage to raise the 30-35% deposit and then use a Canadian mortgage to finance the balance, therefore requiring no cash at all for the investment.
