The Application Process
The application process for an overseas mortgage can be a world apart from any thing that you are used to. If you are expecting to simply supply a credit search and be offered a mortgage - you’ll need our help!
Pre-Approval Stage
Most overseas lenders do not offer ‘Decisions in Principle’ as they may do in your country of origin. For this reason, we use our experience and knowledge of our markets to ensure that we can offer in-house pre-approval for you where possible.
To benefit from our in-house, free of charge pre-approval service please simply make an enquiry and we will then guide you through the process for obtaining pre-approval. If you are unlikely to secure a mortgage in your country of choice, or there are aspects of your situation that an overseas mortgage provider would find troubling, we’ll let you know straight away so you can make an informed decision on whether to proceed.
Making an application
Once it has been established that it is worthwhile proceeding with an application to an overseas lender and that this is definitely the best method of financing the overseas property we will then assist you to not only make an application to the lender, but make the most successful application to the lender. One missing document or one omitted detail can be the difference between a good or average mortgage deal being offered.
Where other brokers act as a forwarding service, we’ll actually take time to arrange your file so that it is presented in it’s best light and is easily understood as often the bank’s underwriters do not speak English. The way we present our files to overseas lenders has earned us the reputation that we have with foreign banks and is the reason that they wish to work with us and offer special deals to Assetz clients - we save their underwriters a lot of time and they reward us and our clients accordingly.
Mortgage Offer
Once the lender has finished processing your application they will make an official offer. Foreign offers can be difficult to understand as they do not generally take the same format as a UK mortgage offer but your Finance Consultant will be on hand to help you decipher it.
There are often very exact procedures which must then be followed in order to accept the mortgage offer and have the funds released. An expert in this procedure, your Finance Consultant will be able to guide you through this.
