Arranging a Local Currency Mortgage

A foreign currency mortgage, taken in the same currency as that used in the country where the property is based, is often the preferred finance route as the mortgage will be secured on the foreign property and NOT the borrower’s home. In this way, overseas property investors can keep their home free of risk.
There are also tax advantages for securing a mortgage on the overseas property with an overseas lender. And the reduction in currency exchange risks is also beneficial with this option. However, unfamiliar with the procedures and language used in the foreign country, many borrowers are forced to borrow funds from a home source, secured on their own home.

Equally in some countries the interest rate used by the foreign lenders is very high and therefore a mortgage raised on a property based in another country that offers interest rates is preferable.
This can sometimes mean that a mortgage must be arranged on the borrower’s home as it is their home country that offers the more attractive interest rates and the disadvantages of securing the mortgage on their home are outweighed by the advantage of the lower interest rate.
